Nel 2026 investire in Versilia <\/span><b>pu\u00f2 convenire<\/b><span style=\"font-weight: 400;\">, ma solo a una condizione: sapere esattamente <\/span><b>dove entrare, con che obiettivo e con quale modello di gestione<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><p><span style=\"font-weight: 400;\">Qui pi\u00f9 che altrove vale una regola semplice: <\/span><b>se compri male, non recuperi con la gestione<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><h5><b>Trend del mercato immobiliare: caro, stabile, selettivo<\/b><\/h5><p><span style=\"font-weight: 400;\">Nel 2026 la Versilia continua a guidare il mercato toscano per valori medi:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">prezzi provinciali tra <\/span><b>2.500 e 3.100 \u20ac\/mq<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">zone premium costiere tra <\/span><b>3.500 e 6.000 \u20ac\/mq<\/b><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">crescita annua intorno al <\/span><b>+2,5%<\/b><span style=\"font-weight: 400;\">, sopra la media regionale<\/span><span style=\"font-weight: 400;\"><br \/><br \/><\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">La spinta arriva da:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">turismo costiero<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">scarsit\u00e0 di offerta<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">interesse per immobili ristrutturati ed energy-efficient<\/span><span style=\"font-weight: 400;\"><br \/><br \/><\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">Detto questo, il mercato non \u00e8 lineare. A fine 2025 si sono gi\u00e0 visti <\/span><b>micro-cali temporanei (-3%)<\/b><span style=\"font-weight: 400;\"> su alcune quotazioni. Tradotto: il mercato tiene, ma <\/span><b>non assorbe qualsiasi prezzo<\/b><span style=\"font-weight: 400;\">. Chi chiede troppo resta fermo.<\/span><\/p><h5><b>Affitti brevi: il motore principale (ma non infinito)<\/b><\/h5><p><span style=\"font-weight: 400;\">In Versilia gli affitti brevi dominano. L\u2019estate spinge occupazioni tra il <\/span><b>70% e il 90%<\/b><span style=\"font-weight: 400;\">, con canoni medi:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><b>15\u201320 \u20ac\/mq\/mese<\/b><span style=\"font-weight: 400;\"> nelle zone balneari<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">picchi importanti a Viareggio, Forte dei Marmi, Marina di Pietrasanta<\/span><span style=\"font-weight: 400;\"><br \/><br \/><\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">I rendimenti lordi possono sembrare allettanti, anche <\/span><b>7\u20138% annuo<\/b><span style=\"font-weight: 400;\">, ma come sempre il lordo serve solo a farsi coraggio. Il dato che conta \u00e8 il <\/span><b>netto<\/b><span style=\"font-weight: 400;\">.<\/span><\/p><p><span style=\"font-weight: 400;\">Dopo costi reali di gestione, tasse, manutenzione e stagionalit\u00e0, il rendimento netto in Versilia si posiziona pi\u00f9 realisticamente tra <\/span><b>4% e 6%<\/b><span style=\"font-weight: 400;\">, con punte pi\u00f9 alte solo su immobili ben comprati e ben gestiti.<\/span><\/p><h5><b>Attenzione alla saturazione (s\u00ec, anche qui)<\/b><\/h5><p><span style=\"font-weight: 400;\">Negli ultimi anni c\u2019\u00e8 stato un boom di operatori privati e non professionali. I CIN non professionali sono cresciuti di oltre il 70%. Questo significa:<\/span><\/p><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">pi\u00f9 concorrenza<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">pressione sulle tariffe fuori stagione<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">rischio di regolamentazioni restrittive nel medio periodo<\/span><span style=\"font-weight: 400;\"><br \/><br \/><\/span><\/li><\/ul><p><span style=\"font-weight: 400;\">La Versilia non \u00e8 immune da dinamiche viste altrove. Molto caro.
