Nel 2026 il canone medio residenziale sfiora i 22,9 euro al metro quadro, un livello che conferma la forte attrattivit\u00e0 della citt\u00e0 per residenti, studenti e lavoratori in transito.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"> Per gli investitori questo significa una cosa semplice: l\u2019acquisto richiede capitale, ma un immobile scelto con competenza \u00e8 in grado di generare rendimenti concreti nel medio periodo.<\/span><\/p><p><b>Il nodo vero: quale modello di gestione conviene oggi<\/b><\/p><p><span style=\"font-weight: 400;\">A cambiare negli ultimi mesi non \u00e8 stata tanto la domanda quanto il quadro regolatorio. Gli affitti brevi, per anni presentati come la strada pi\u00f9 remunerativa, sono stati profondamente ridimensionati dal nuovo regolamento comunale entrato in vigore a fine maggio 2026. Le nuove norme impongono una superficie minima di 28 metri quadrati, standard edilizi e di sicurezza pi\u00f9 stringenti, iscrizione obbligatoria in un registro e una autorizzazione di cinque anni.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"> A questo si aggiunge il blocco quasi totale nel centro storico e nell\u2019area UNESCO, cio\u00e8 nelle zone che hanno trainato il boom turistico degli anni passati.<\/span><\/p><p><span style=\"font-weight: 400;\">Il risultato \u00e8 chiaro: non si entra pi\u00f9 nel mercato degli affitti brevi senza un percorso autorizzativo impegnativo. Permessi, adeguamenti, compliance, documentazione e una probabilit\u00e0 non trascurabile di vedersi respingere la domanda.
